Garage Door Maintenance Checklist
Use this checklist monthly, quarterly and annually. If you find a fault you cannot safely fix, submit a quote request and we will match you with a QBCC-licensed repairer (licensed by the Queensland Building and Construction Commission).
Monthly visual checks
- Look for frayed cables or worn hinges
- Check rollers for cracks or flat spots
- Inspect the bottom seal for tears or gaps
- Make sure tracks are free of debris and rust
Quarterly operation checks
- Open and close the door manually - it should move smoothly
- Test the manual release cord on the opener
- Listen for grinding, squeaking or rattling noises
- Check that the door stays open at waist height without drifting
Six-monthly safety tests
- Test auto-reverse by placing a solid object under the door
- Check safety sensor alignment - LED indicators should be steady
- Verify wall button and remotes respond promptly
- Ensure children cannot reach opener controls
Annual maintenance
- Lubricate hinges, rollers and tracks with a silicone-based product
- Tighten loose bolts and brackets
- Inspect spring coils for rust, gaps or wear
- Book a professional service if the door is noisy, slow or unbalanced
What not to do
- Do not adjust or remove torsion springs yourself
- Do not disconnect safety sensors to silence a fault
- Do not ignore sudden changes in door balance or speed
- Do not force a stuck door - call a technician
Method
This checklist is based on manufacturer maintenance guides for common Australian garage door and opener brands, plus general work health and safety principles for residential garage doors. It covers visual inspection, manual operation, safety system testing and annual lubrication.
High-tension components such as torsion springs and counterbalance systems should only be serviced by a qualified technician. The checklist deliberately excludes spring adjustment and other tasks that require specialist tools and training.
